Project Overview

The building, constructed in the 1970s, required an updated building automation system (BAS) to manage heating and ventilation and improve energy efficiency. Summit Building Consultants developed the scope of work, ran the RFP process, and managed the full project. There were no existing system drawings, and the client had received inconsistent quotes with widely varying equipment and pricing. Summit provided a detailed scope, added key energy monitoring devices, and implemented schedules and outdoor temperature-based calibration to reduce energy consumption.

Challenges & Solutions

  • Lack of system drawings: Conducted detailed on-site review to document system conditions
  • Conflicting contractor quotes: Developed a unified scope and accurate bid package
  • Energy inefficiency: Added equipment to monitor and control consumption, including automated schedules

Results & Value Added

  • Achieved 20% energy savings, covering much of the project’s capital costs
  • Improved system control and monitoring capabilities
  • Enhanced operational efficiency and reduced unnecessary equipment runtime
  • Implemented a proactive maintenance plan for system longevity

Client Feedback

  • “Summit managed to save the owners thousands of dollars in energy savings and was able to add in systems we would have never thought about. I hire Paul for all our BAS projects from now on.”
